Property Management Services By Butch Hovendick – PruAZ Broker Associate For condos, single family homes, and multi-family properties up to 15 units Fees · 10% of the collected monthly rent, paid monthly, (not to exceed $150/mo for single units such as single family homes and condos) · Leasing Fee - 7% of the annual gross rent (monthly rent Xs 12 months = annual gross Xs 7% = lease fee) paid in one lump sum. Services Provided · Marketing vacant units utilizing the MLS, Craigslist.com, Backpage.com, Realbird.com and others. · Tenant screening includes criminal background checks. · Invoice monthly rental statement to tenants via email or in-person visits. · Tenants required to pay rental payments online or via direct deposit. You’ll never hear, “The rent’s in the mail.” · Transfer monthly Owner draws to Owner's bank account no later than the 10th of every month. · Email or Fax income statements, copies of receipts, etc to Owners no later than the 10th of each month. · Inspect properties quarterly and drive by monthly. · Order repairs utilizing carefully screened vendors. Repair costs are deducted from Owner’s monthly draw. Rent collection Only Service (For Property Owners not wanting full Property Management Services · $50 per month per unit covers collecting, and tracking rents, handling all accounting, and emailing or faxing income statements to owner monthly. All rents paid by tenants online or paid directly at Chase Bank. · For Certified mailings of 5-day notices for non-payment of rent - $25 · Eviction costs will vary and will be handled on a case-by-case basis.
